A large-scale rewire is one of the most significant electrical undertakings a property can go through. Done properly, it transforms the safety, performance and capability of a building's electrical installation for decades to come. Done poorly, it creates problems that are expensive, disruptive and sometimes dangerous to unravel.

What Constitutes a Large-Scale Rewire?

A large-scale rewire goes beyond the straightforward single-property domestic rewire. It typically involves one or more of the following:

  • Large residential properties — substantial private homes, country houses, and properties with multiple floors, outbuildings or annexes requiring a fully coordinated electrical installation
  • Houses in multiple occupation (HMOs) — properties let to multiple tenants with shared and individual circuits, consumer units and metering arrangements that must meet strict regulatory requirements
  • Blocks of flats and apartment developments — multi-unit residential buildings requiring individual dwelling circuits, communal area systems, emergency lighting, fire alarm integration and metered supplies
  • Commercial premises — offices, retail units, hospitality venues, light industrial units and mixed-use buildings requiring a complete overhaul of their electrical installation
  • Listed and period buildings — properties where the complexity of the existing installation, the constraints on disruption and the sensitivity of the fabric demand a more careful and considered approach
  • Properties following fire, flood or structural damage — buildings where the electrical installation has been partially or fully compromised and requires complete replacement as part of a wider restoration

Initial survey and assessment

Every large-scale rewire begins with a thorough survey of the existing installation and a detailed understanding of what the client needs the new installation to achieve. We don't price rewires from a distance or on the back of a brief conversation — we come to the property, assess what's there, understand the scope, and produce a clear and accurate picture of what the work involves.

This stage also gives us the opportunity to identify any hazards within the existing installation that need to be managed carefully during the rewire process, and to flag anything that might affect the programme or the cost before work begins.

Design and planning

A large-scale rewire requires a properly designed electrical installation — not just a like-for-like replacement of what was there before. We design the new installation around current standards, the building's actual usage, and any requirements the client has for future capability — EV charging, smart home systems, solar and battery integration, additional circuits for extensions or outbuildings.

Getting the design right at this stage means the installation performs properly from day one and doesn't need to be revisited as requirements evolve.

Programme and phasing

On large or occupied properties, rewire work needs to be carefully phased to keep disruption manageable. At D.Jones Electrical & Maintenance Services Ltd, we develop a detailed programme for every large-scale rewire — sequencing the work logically, maintaining power to critical areas wherever possible, and communicating clearly with the client at every stage so there are no surprises.

For commercial properties and occupied residential buildings, we work around the building's operational requirements wherever possible — scheduling disruptive work outside business hours or in phases that allow normal use to continue in unaffected areas.

First fix

First fix is where the foundation of the installation is laid — all cabling routed, back boxes positioned, consumer unit and distribution board locations established, and any containment or trunking installed. On a large-scale project this is detailed, methodical work that requires careful coordination with other trades on site.

We work constructively with main contractors, project managers and other tradespeople, and we understand how to operate effectively within a managed construction programme.

Second fix and commissioning

Second fix brings the installation to life — fitting accessories, connecting circuits, installing consumer units and distribution boards, and commissioning each part of the installation in turn. Every circuit is tested as it is completed, and the full installation is subject to a comprehensive inspection and test on completion.

Certification and handover

On completion, every large-scale rewire carried out by D.Jones Electrical & Maintenance Services Ltd is fully documented. The client receives a complete set of electrical installation certificates, test results and as-fitted records. For commercial properties, all relevant notifications are made to the appropriate authority.

We don't consider a job finished until the paperwork is in order — because a properly documented installation protects the building owner, the occupants, and the integrity of the work itself.
